For sale as is. Needs work. Nadaguides.com 'low retail value' is twice what I'm asking in order to allow for minor repair work: Power steering needs attention and there is a minor exhaust leak. Low miles: Engine and transmission are in good shape. Come see it and make an offer. Cleaned and sanitized inside and out and ready to drive away today.
I bought it from someone who hadn't finished remodeling it and did a lot of work on it myself while using it as a job site office / man cave. It is usable as is, but certain functionality needs attention for optimal use. Perhaps you can enjoy tinkering with it this winter and have it ready when spring arrives? The previous owner upgraded the dashboard so the odometer is not accurate. He said it had around 43,000 miles on it but I couldn't verify. I've only driven it a few miles and it has mainly been parked for the 2 years that I've owned it and used it as an office/man cave. The Chevy engine sounds great. Last time I drove it the power steering needed attention but that should be an easy fix according to one mechanic I talked to.
The interior finish is 'rough,' as in functional but not completely finished. Real wood (oak?) kitchen cabinets with some wear and tear. Stove top with full propane tank and passed test for leaks last year by a licensed propane system inspector. Never did use the stove, though, just used my own electrical appliances for cooking.
2 high quality plush leather captains chairs in the front are very comfortable. Laminate wood floor and new tile installed last year. New bathroom floor in 'diamond pattern.' Custom cedar shower basin added last year, new stainless steal bathroom sink, new oak cabinets, and a mirror.
Removed the couch and dinette and added three new industrial strength stained wood office tables to hold several work stations, room for at least 4 people to sit at computers. 2 more can sit with laptops in the captains chairs.
In the bedroom, there is a built in closet and drawers. I made a very sturdy queen bed frame that also has a piano hinge top that can lift to store a gun safe and lots of other room to store anything, including the fresh water tank that I have available but needs to be reinstalled. I also added a utility closet within the bathroom that is accessible from the bedroom. Several large external cabinets on the outside of the RV gives ample storage of tools and supplies.
I bought a new $150 deep cycle marine batteries in 2014 (three times the size of a normal car battery) for nearly a full day of DC power for computers and appliances if no plug in power is available. It currently has two 50' 10g electrical extension cables for flexibility of parking a good distance away from power.

110 Volt - 10,000 BTU (2 Roof Mounted AC/heater units, never used them, just plugged in electric space heaters, need to be rewired)
Furnace (10,000-12,000 BTU) (the furnace, hot water heater, and refrigerator electrical wiring need to be repaired, former owner removed some wiring.)
5 cu. ft. Refrigerator (I have a standard one that I added that simply plugs into an electrical outlet)

Microwave/Convection Combo (micro worked when I bought it but hasn't since)
Waste Water Holding Tank: both black water and separate grey water.
30 Gallon Fresh Water Holding Tank - needs to be installed again, optional locations in and under the RV.
Water Heater 6 Gallon Gas/Elec (I bought a $200 inline electric hot water heater, 220v, and was planning on installing it in the shower instead of fixing the propane hot water heater electrical line, and that electric hot water heater can come with the purchase if you offer full price).
Water Pump - needs to be replaced. I did it once myself with a used one that didn't last long and can show you how simple it is to replace it. They run about $150 and it, and anything else you might need, can be purchased at a local RV parts store in SE Portland called Laurelhurst Distributors.

I need to return to the RV and take pictures of the spec sheet for tank capacities etc and upload pictures of the 2 large new marine batteries (barely used them), inverter, 7000 watt generator, propane heater, etc. The included specs are to the best of my memory and understanding.
I mounted 3 extra 'diamond pattern' industrial AC power strips containing 6 outlets with local surge protector switches all around the RV with a new AC electrical system. That theme matches the interior door and the bathroom floor for an 'industrial' feel. I also added surge protected multi-outlet strips in the kitchen and bedroom closet. You'll never be without a nearby electrical outlet. I never did get around to repairing the original AC and DC electrical systems, I just used the new AC and it has worked fine as an office with lots of computers and appliances.
So, offering to sell it 'As Is,' and I'm happy to give you a tour of the good, the bad, and the ugly. It has served me well and it can be a reliable office, 'man cave,' or crash pad for your simple 'no frills' needs.
